  • Q: What is a guarantor?

    A guarantor is a co-signer.  This person must be over 21, have a credit score that is over 600, and they must sign the lease agreement.  This person is financially responsible for the rent, should the tenant fail to pay.  Any applicant under 21 must have a guarantor.  If you are over 21, and do not have a credit score of at least 600, you will require a guarantor.

  • Q: What is included in your rent?

    Rent includes a fully furnished apartment, hot water, cable, internet, heat, parking and access to all of our amenities. Our amenities include:

    • Shuttle service to campus, shopping, entertainment, and hospitals.

    • Fitness Center

    • Computer and study labs with free printing

    • Fireplace lounge with Cable TV

    • Movie Theater

    • Indoor Basketball Court

    • Outdoor Pool

    • Solar Café Restaurant and Convenience Store

  • Q: Do I have to complete the roommate questionnaire form if I don't have a roommate?

    Yes, everyone must complete a roommate questionnaire even if you will be renting a 1 bedroom or studio apartment.  We use this for building placement purposes.  Your application will not be complete without it.

  • Q: What if I don't have a roommate but would like one?

    We offer roommate matching.  We will use your roommate questionnaire to match you with a roommate based on study and social habits.

  • Q: What is the difference between a Shared Suite and a 2 bedroom apartment?

    A Shared Suite apartment is a 2 bedroom, 2 bathroom apartment that houses 4 people. There two are people in each room for a total of 4 people in the apartment.  This is similar to a dorm setup.


    A 2 bedroom, 2 bathroom apartment has a total of 2 people in the apartment.  Each person will have their own (lockable) bedroom and private bathroom inside of the bedroom.

  • Q: How do I get approved for an apartment?

    If you are under 21, the first step is having a guarantor (see above) complete the guarantor application. You will then need to submit your application and roommate questionnaire.  We will first run a credit check on your guarantor.  They will need a credit score of 600 or higher to qualify as your co-signer.  We will then run a criminal background check for the applicant.  Once everything comes back clear, you will be approved!


    If you are over 21, you can apply as your own guarantor as long as your credit score is at least 600.  If you cannot meet the credit score requirement, you will need a guarantor.

  • Q: What is the approval process for an international student or professional?

    You will need to submit your I-20 form as well as your application and roommate questionnaire.  We will review your I-20 and determine if your funding can cover your rental expenses.  If you do not have an I-20, please give us a call at (716) 833-3700 for other approval criteria.

  • Q: If I'm not a student, what is the approval process?

    We are open to the general public.  If you are not a student, you must be 21 or older and have a credit score of 650 or higher.  You must also provide proof of your monthly income that totals 4x the monthly rent here and pass a criminal background check.


    • If you are not a student, you cannot be placed in an apartment with a student.  This means you will have to rent a Studio, 1 bedroom, or an entire 2 bedroom apartment (rent both rooms).


  • Q: Where is Collegiate Village located?

    We are centrally located between Buffalo and Cheektowaga right off the 33 highway, on the Eggert Road exit.  We are about 10 minutes away from most campuses, entertainment, the Buffalo/Niagara Airport and Buffalo nightlife. View Map

  • Q: Why is Collegiate Village gated?

    Being a gated community is a luxury feature of our complex.  We take pride in continuing safety measures 24 hours a day, seven days a week. We also have a 24 hour professional gatehouse attendant and emergency personnel on-site.

  • Q: Can I pay using financial aid?

    Yes.  All  college students will be on a monthly payment plan until the rent deferral has been approved.

  • Q: What is an individual lease and why are the rental rates per room?

    At Collegiate Village our leases are individual.  At no point in the course of the lease are you liable for any roommates that do not pay their rent, move out of the apartment.  This is why our rental rates are per room.  It allows you to not have financial responsibility for the vacant room.

  • Q: Can I pay using a section 8 voucher?

    Yes.  To use a section 8 voucher you will need to contact your section 8 specialist for that determination.  Our rates can be found by click the pricing tab on the menu bar.

  • Q: What does fully-furnished mean?

    Your apartment will include (a):


    • Sofa and chair in the living room – Studios will only have a sofa – 4 bedrooms will have 2 chairs.

    • All windows come with blinds

    • Coffee Table – Studio 2 model will have an end table

    • Entertainment stand

    • Full sized bed – Shared suites will have twin-sized beds.

    • 4-Drawer dresser

    • Desk and Chair

    • Bar stools for the breakfast bar

    • All appliances including: washer/dryer, dishwasher, full sized refrigerator, microwave
